Joint Venture

This Joint Venture is divided into twenty (20) shares. Each share is $125,000, which represents 5% ownership in the eight (8) properties that will be purchased in San Miguel de Allende, Mexico, targeting a mix of properties valued in the $250,000 price range.

The Joint Venture structure allows investors diversification in ownership of several properties offered in the Joint Venture.

 

The diversification will insure a desirable rate of return on the investment. The Joint Venture will commence when 9 shares are sold.

After due-diligence and deeded purchase, the property will be managed by DeViva Rental Management by Fenton. The deed to the properties will be held by DeViva Real Estate in the name of the Joint Venture. The Joint Venture will maintain the list of property owners, banking will be done through the American National Bank of Texas, Rockwall, Texas. DeViva Real Estate LLC is a Texas LLC formed in 2024 by William Wilhelm.

The Joint Venture is set up to run for a three (3) to five (5) term. Within the three (3) to five (5) year time-line if a reasonable offer is made on any property, it will be sold. The proceeds of the sale will be either distributed or the property will be replaced by a similar property.After the third (3rd) year the properties will be evaluated, under favorable market conditions the properties will be sold. The proceeds will be divided up amongst the Joint Venture participants. Or at the option of participants under existing market conditions the Joint Venture will continue for another two (2) years at which time the properties are sold and proceeds distributed amongst the Joint Venture participants.
